Thinking About Moving to Palm Coast?
If Palm Coast, Florida has made its way onto your relocation list, you're not alone. Located in Flagler County along Florida's northeast Atlantic coast, Palm Coast combines residential neighborhoods, golf communities, waterfront properties and access to beaches with plenty of outdoor space.

I'm Jennifer Swanson, a REALTOR® with Grand Living Realty and a 34-year Flagler County local. I've watched this area grow and change, and one of the biggest advantages I can offer buyers is helping them understand the differences between the many communities that may all look similar on a map.

Palm Coast Is Bigger Than Many People Expect
Palm Coast has nearly 115,000 residents, according to the City, along with approximately 70 miles of saltwater and freshwater canals and more than 130 miles of connecting trails and paths.

And Palm Coast is only part of Flagler County. Nearby you'll find Flagler Beach, Bunnell, the Hammock and smaller communities with very different housing and lifestyles.

Choosing the Right Part of Palm Coast
Some buyers want:

A home without a traditional HOA
A gated community
Golf-course frontage
Saltwater canal access
New construction
More land
Easy beach access
A condominium with amenities
A lock-and-leave property
Palm Coast offers versions of nearly all of these, but they're found in different areas.

That's why I recommend choosing the location and lifestyle first, then narrowing down the homes.

What About Beaches and Outdoor Activities?
Flagler County reports approximately 18 miles of Atlantic coastline and dozens of parks, preserves and trailheads. Palm Coast itself maintains more than 130 miles of interconnected trails.

For someone who enjoys walking, biking, kayaking, fishing, boating or simply being outside, that's a significant part of the appeal.

What Does a Palm Coast Home Cost?
Housing prices vary considerably depending on the location and property type.

As of August 2026, Realtor.com reported a Palm Coast median listing price of approximately $408,450 and a median sold price of $360,000. Those are citywide figures—not what every neighborhood costs.

Oceanfront, golf-course, gated and Intracoastal properties can be significantly different from homes in Palm Coast's traditional residential sections.

Before You Move Here
Don't choose a Palm Coast home based on price and photos alone.

Ask about:

HOA/CDD fees, flood zone, insurance considerations, roof age, utilities, rental restrictions, fencing, parking rules, distance to the beach, commute and future development.

Those details can matter just as much as granite countertops.
